However, if you've never worked with a real estate agent or if it's been awhile, there are a few things you may not realize about working with a local real estate service.

You Might Not Have to Pay for an Agent

First of all, if you're looking to buy your first home and don't have a home to sell, you shouldn't have to pay any kind of commission or fee to a real estate agent! This is because the home seller is generally the one responsible for paying the agent's commission. In this sense, you really have no reason not to work with an experienced real estate agent when you're buying your first home!

Commission is Sometimes Negotiable

Even if you are needing to sell a home (and will, therefore, need to pay part of your real estate agent's commission), it's worth noting that you may be able to negotiate the percentage your real estate agent will collect. You're more likely to be successful in negotiating if you work with an independent agent, but it never hurts to try regardless. Even a half a percentage off a real estate agent's commission can make a difference of hundreds or thousands of dollars in your transaction.

You Probably Don't Need an Open House

When you're looking to sell your home, a real estate agent can certainly hold an open house to generate interest and offers. However, most agents these days will probably recommend that you hold off at least a few weeks to see if you receive any offers from general showings. This is because open houses require a lot of time and resources, and they don't usually make too big of a difference in today's seller-friendly real estate market.

A Small Real Estate Firm Has its Benefits

Finally, if you have a choice between an agent from a large real estate firm and a smaller firm, you may be better served with a smaller, local real estate service. This is especially true if you want an agent who has plenty of area expertise and who will be able to give you the personalized attention you deserve while you're in the process of trying to buy or sell a home.
